Yes, posts like these are a waste of time, but your public "I SENT IT TO MARCUS AND CHARLES" is also a waste of everyone's time, it just feels like bragging at this point.     That is an unreasonable amount of money to expect given their revenue and industry type. Especially for an MCA product. Sadly, there are probably some MCA funders who WOULD give them that and put them out of business.

You have not indicated if the land purchase (horizontal) - which is usually 50% LTV does have the 50% thereabouts? The vertical (the construction of the SFR) can be 70% - 90% LTC ( loan to cost) Here's a typical intake form for construction, just for your information: Real Estate Development Funding Request Outline We understand that there are specifics needed for this type of funding request. The object of this exercise is to get a clear “snapshot” of the project. Name of Project: Project Type (multi-family, MPC, commercial, etc.): Location: Funding Type: (equity, debt, bridge loan, etc.) Please respond to the following questions as completely as possible and provide the requested backup documentation. Thank you! 1. Provide a short narrative/description of the project. 2. What is total project cost, capital stack? Please provide a complete proforma. 3. What is the total equity input (cash, land, entitlement costs, etc.) from the sponsor? (Please note that lenders will not accept developer fees left in project as equity) 4. Are there any other funding sources (PACE, TIF, tax credits, etc.)? Are they approved/secured? Please provide documents/evidence. 5. If prepaid interest is factored, for how long? (Note: Some lenders will not use prepaid interest in the total construction costs for loan to value or loan to cost purposes.) 6. Will the construction be phased/staged? If so, how many segments? 7. Is the project entitled, site shovel ready? If not, what is the time frame for entitlements, permits, etc.? 8. Is there a current appraisal for the project? What is the appraisal amount and the estimated equity? Please provide the appraisal. 9. What will be the finished or completed value of the project? 10. What is the sponsor’s experience? Please provide sponsor’s resume and list of developed projects. 11. What is sponsor net worth/income, etc? Please provide sponsor’s financials, REOs and credit score. 12. Any additional notes for clarification? List of required preliminary documents: 1. Project proforma; 2. Offering Memorandum; 3. Documents re additional approved funding sources (PACE, TIF, tax credits, etc.); 4. Property appraisal; 5. Sponsor’s resume; 6. Sponsor’s List of developed projects; and 7. Sponsor’s financials, REOs and credit score.

    I think it is important that brokers be wary of who the deal with, sorry but you were what, cold calling an IPO scam like its 1988? With so many guys just buying and flinging backdoors and packs, saying they have this that and the other, and no online reviews, a dead website, supposedly changed names per another comment up here, and every other red flag possible, how can you think posting this up on DF is going to go well? Kudos to you on a second chance, but potentially not promoting like you mentioned (vs promoting while doing it) and creating customers in the shadows is the best thing to do. What better way to combat questions on your reputation then by having no red flags and a lot of social proof to point to? That would be a mic drop situation for you wouldn't it? Would like to see brokers stay safe, everyone getting ripped left and right. If you are doing a good job, good, the social proof should take care of addressing that for you silently moving ahead.

YOU GUYS are all Pathetic, do any of you make REAL money because what serious business man has time to post a press release of something that has 0 relevance other then to slander my name ... I have posted on this forum countless times with 0 kickback when I worked for someone else selling leads , now I do it on my own and look at all the chatter LOL ! My data is clean ,compliant and converts !! My clients tell me each and everyday ! So if someone doesn't want to do business with me because I did my time and paid my debt to society that's NO LOSS to me , half the big players in this industry have a record ! MR diditevenfund I DO NOT know , but he felt it so important on a Friday to tarnish my reputation and further insult my family - GUYS if you don't like me do not do business with me ...I see its important for a few of you to try and hurt my business meanwhile I have never said a bad word or did anything negative to any of you ... really guys Im just a guy trying to eat , all this over little old me ...
